Market Update – April 2012

Since 2009, our housing market has experienced a steady growth in the number of homes sold, total dollar volume and selling prices until this year when we sold 22 percent more houses than we did a year ago, but the average selling price dropped 14 percent and the median selling price dropped 5 percent.

The percentage of bank-owned or foreclosed home transactions has been about the same as it was this time last year at about 42%.

With the steady growth in our market, our inventory has been shrinking. On February 29th, we had 2,504 houses listed for sale, which is down 6 percent from last year. At this inventory level, based on the last 12-month’s sales, we have a 12.6 month supply of homes for sale.
